New Planning Regulations:

The City is required to adopt several new pieces of legislation in 2025 as required by State law.

• Unit Lot Subdivisions
  Unit Lot Subdivisions allow for subdivisions of parcels into small fee simple lots. This is subdivision of a parent lot into separately owned condominium/townhomes.

• Impact Fees
  An amendment to RCW 82.02 requires local jurisdictions that apply impact fees to adopt impact fees that produce proportionately lower impact fees for smaller housing units.

• Co-Living Units
  Require co-living in zones that permit multi-family housing. Co-living offers residents private, lockable sleeping units with shared kitchen and restroom facilities.

• Residential Parking Requirements
  Requires cities to adopt new residential parking requirements (e.g. space dimensions, parking enclosures, tandem spaces, surfacing materials)
