Sheds are common accessory structures for storing lawnmowers, bikes, tools, and other household items. In most cases, a building permit is not required for a shed in single-family residential areas (R-4 and R-6 zones), however certain limitations apply:

  • Size Limits:
    • Maximum height: 8 feet (flat roof) or 10 feet (pitched roof)
    • Maximum dimension: 15 feet on any side
    • Maximum area: 200 square feet
  • Only one shed is allowed per property
  • The shed must be detached (attached or lean-to sheds do require a permit)
  • No placement in critical areas or buffers
  • Must meet setback requirements (see KMC 18.21.030)
    • Per KMC 18.30.230(Q), sheds may be located as close as 5 feet from the rear property line if they do not create substantial detrimental impacts to neighbors or the city
  • Should be located outside the critical root zones of trees
  • Cannot be used as a living space
    Sheds are for storage only. They are not allowed to be used as guest houses, backyard offices, or any other habitable space. If you want a detached structure for people to occupy, a building permit is required.
  • Electrical work may require a separate permit
    If you plan to add power, you may need an electrical permit through Labor & Industries (L&I) — please confirm with them directly.
