The City of Kenmore Development Services department receives many feasibility, land use, zoning, environmental, and permit questions each day. We do our best to answer questions, however, high-level feasibility questions can be difficult to answer because a simple density calculation does not accurately summarize the potential to subdivide. In addition to density and minimum lot size requirements, the ability to subdivide a property also relies on site-specific property characteristics that can limit or restrict development – e.g., environmentally critical areas, easements, trees, topography, drainage, access, location of utilities, etc. For this reason, we try not to provide density information alone that may suggest a property is subdividable, when really, we don’t know enough about the property or proposed layout, to determine if it would meet the code requirements for a subdivision.

Feasibility studies are not a service provided by the City. Private companies (e.g., engineering firms, architects, developers, etc.) typically provide this type of service at a cost.
